For investors
Selling investment property? Keep the commission in your margin.
A 6% listing commission can eat a quarter of a flip's profit. With Keystead you pay 1% at closing, and run every flip and rental you sell from one screen.
Each home at $400,000, the average sale price: $24,000 to a 6% agent vs $4,000 with Keystead, $20,000 more per flip.
- List the week the work's done. Set up the listing while the crew finishes, then book photos and go live on the MLS without waiting on an agent.
- Priced from real comps. The value range comes from what comparable homes nearby actually sold for, so you're not guessing while carrying costs add up.
- Showings without you there. Buyers' agents book through the MLS and your page. You stay at the next job site.
- Every flip in one portfolio. Offers, showings and deadlines across all your properties, with alerts that name the house.
- Offers by what you net. See each offer after concessions and agent pay, financed or cash, and counter in a minute.
Request sent. Someone from Keystead will contact you within one business day. Check your email for a confirmation.

Built for more than one house
Most home-selling tools assume you're selling the house you live in. Keystead is built for investors too: one account for every flip and rental you're selling.
One screen for every property
The Portfolio screen shows every home you're selling with its status, new offers and next showing. Tap one to work on it.
Each home runs on its own
Every property gets its own price, listing, disclosure, showings, offers and email address on the MLS, so nothing gets mixed up.
Alerts that name the house
"New offer on 44 Oak Hill Ct" instead of "You have a new offer." You know which deal needs you before you open the app.
Sell in your LLC's name
Homes held by a company or a trust are listed for the entity, and you sign for it as its member or trustee.
Offers ranked by your net
Cash or financed, each offer shows what you'd walk away with after concessions and agent pay, and a counter is a minute away.
Showings without you there
Buyers' agents book online, visitors verify their ID, and the lockbox code goes out 30 minutes before each visit.
What you'd keep on each sale
| Sale price | 6% commission | Keystead (1%) | You keep |
|---|---|---|---|
| $150,000 | $9,000 | $2,500 | $6,500 |
| $250,000 | $15,000 | $2,500 | $12,500 |
| $350,000 | $21,000 | $3,500 | $17,500 |
| $500,000 | $30,000 | $5,000 | $25,000 |
Compared with a traditional 6% commission. Any buyer's-agent fee is negotiated separately with each offer.
Questions from investors
Can I sell investment property without a realtor?
Yes. You run the sale from the Keystead app and Keystead's licensed Ohio brokerage lists it on the MLS, so it shows up on Zillow, Realtor.com and Redfin like any other listing. You pay 1% at closing instead of a 6% commission, and nothing if it doesn't sell.
Can I sell more than one home at a time?
Yes. Add as many homes as you like to one account. Each gets its own listing, pricing, showings and offers, and the Portfolio screen shows them all together.
Can I sell a home my LLC owns?
Yes. Choose a company as the owner when you set up the listing and enter its name. You sign the listing agreement and every document for the company.
Do I need to be at the property for showings?
No. Buyers' agents book through the MLS and your listing page, every visitor verifies their ID, and the lockbox code is sent 30 minutes before their slot. You get feedback after each visit.
How fast can a flip go live?
Set up the listing while the crew finishes. Once you've signed the listing agreement and the disclosure and the photos are delivered, the broker puts it on the MLS within one business day.
Is there volume pricing?
If you sell 5 or more homes a year, ask for enterprise pricing on this page and we'll reply within one business day with pricing for your portfolio.
Who pays the buyer's agent?
That's negotiated with each offer, in writing. Any fee a buyer's agent asks for shows up as its own line next to what you'd keep, so you can accept it, counter it or leave it out.
